Special conditions
- The construction of apartments in the residential or commercial land should not be less than the height of (two floors) and the area of one land after the division must not be less than (400 m2) square meters, and the minimum width of the facade overlooking the road must be (15 meters) with providing parking spaces within the boundaries of the plot
- The area of one residential plot of land after division should not be less than (300 square meters), and the minimum width of the facade overlooking the road should be (10 meters), with the permission to build one residential villa and provide parking for cars within the boundaries of the plot
- Adherence to the planning requirements for land division controls stipulated in Appendix (1) attached to the Land Planning Controls Regulation 220/2023
- The division must not conflict with planning standards
- Each divided plot of land must have a direct entrance from one of the streets according to planning standards
- Partition does not entail separating existing buildings from their services
- Providing the minimum services in accordance with planning rates and standards
- The area of the residential or commercial plot of land, which is limited to a height of six floors and more, should not be less than (1000 square meters), and the minimum width of the facade overlooking the road must be (25 meters) with providing parking spaces within the boundaries of the land
- The area of the residential or commercial land should not be less than (750 square meters) and the minimum width of the facade overlooking the road (20 meters) with the provision of parking spaces within the boundaries of the land
