Special conditions
- Both parties (the seller and the buyer) must be present in person, be at least 18 years old, and legally competent to conduct transactions. Alternatively, a legal representative with a valid power of attorney can attend on their behalf
- The name displayed on the e-platform must match the name on the ID card
- GCC nationals are not allowed to purchase agricultural land in any governorate
- GCC nationals are prohibited from purchasing properties in the following locations due to their strategic or security importance: Dhofar Governorate (except Salalah), Musandam Governorate, Al Buraimi Governorate, Al Dhahirah Governorate, Al Wusta Governorate, Liwa, Shinas, Masirah Island, Jabal Akhdar, Jabal Shams, any other strategic mountains specified by relevant authorities, all islands, areas near palaces, security, and military sites, and old and heritage sites specified by relevant authorities
- If the buyer is a UAE national, a copy of the family record must be attached
- If the buyer is a Kuwaiti national, a copy of the nationality certificate must be attached
- Foreign nationals are only allowed to purchase land within Integrated Tourism Complexes (ITCs)
- If the buyer is a resident, a copy of the resident card or ID must be attached
- In case the property is jointly owned, the other co-owner must be informed and must approve the sale
- The property must not be under seizure or mortgaged unless approval is obtained from the lienholder
- The user must verify their identity through the electronic authentication feature (PKI)
- Both the seller and the buyer must be registered on the Ministry of Housing and Urban Planning platform
- If the buyer is a non-Omani national, the "Sale for Non-Omanis" service must be used
- If a minor is involved, the natural guardian must complete the transaction on their behalf
- The applicant must confirm the accuracy of the recorded data by accepting the a data accuracy declaration
- The applicant must ensure that their contact details (email and mobile number) are up to date
